MERIDIAN FAQs

Meridian is a new affordable housing development in the City of Sunnyvale located 397 S. Mathilda Avenue a transportation, employer, and service rich area in the heart of Sunnyvale.

This development is possible because of the partnership between the City of Sunnyvale and The Related Companies of California, LLC (Related) and partner Affordable Housing Access, Inc. (AHA).  Thank you to the many partners who supported this development: The County of Santa Clara, Santa Clara Housing Authority, San Andreas Regional Center (SARC), California Department of Developmental Services (DDS), TCAC, CDLAC, Google, Wells Fargo and Citibank.

The development will have a full-time, on-site manager and staff to manage the property.  Dedicated resident services for the tenants will be provided. Related California invests in communities for the long term and will be part of the Sunnyvale community for years to come. In addition, Related California prioritizes quality construction, design, and ongoing maintenance, safety, and responsiveness to the neighborhood at all its properties.

At this time we are only accepting applications for our Studio and 1 BR waiting list. The 2 BR and 3 BR waiting lists remain closed.

Meridian will have a total of eighty-nine (89) apartments, of which up to twenty-three (23) apartments will be set aside for households with intellectual and developmental disabilities (IDD). A total of twenty-two (22) apartments will be subsidized by Project Based Section 8 Vouchers from Santa Clara Housing Authority.

There are twelve (12) studio apartments, thirty-two (32) one-bedroom, one-bathroom apartments; twenty-three (23) two-bedroom, one-bathroom apartments, and twenty-two (22) three-bedroom, two-bathroom apartments. Fifteen (15) units are designed for use by mobility-impaired residents and twelve (12) units for sensory-impaired residents.

Yes, printed applications may be submitted to the leasing office. At this time only our Studio and 1 BR waiting lists are open.

Yes, applications are available at the leasing office or may be submitted online.

Meridian has minimum and maximum income restrictions. All potential residents will be screened utilizing published resident selection criteria per California regulatory requirements. A copy of the tenant selection plan will be available for review on this website.

Rents are based on a percentage of Area Median Income (30% - 80%) and vary by household size and bedroom type. Residents with Section 8 Vouchers will pay rent based upon 30% of their adjusted income as calculated by the Santa Clara Housing Authority.

All applicants must be present to participate in the interview process to be considered for housing at Meridian.

No. Some storage lockers will be available for an additional fee.

Meridian Apartments is a 100% independent living community, however, there are some customized services for residents based on individual needs. Programs for residents will be based on the needs of the community and provided at move-in. Residents living in the IDD units will receive personalized services based on their assessed needs.

There is a limited number of garage parking available. Only residents with vehicles, insurance and active vehicle registration will be eligible for an assigned parking space. A parking waiting list will be established for residents with vehicles that cannot be accommodated. Bicycle parking will be offered to residents.

The Meridian Leasing Office does not provide transportation services but is centrally located near downtown Sunnyvale, positioning residents with the ability to access a number of amenities and methods of public transit. The site is within two blocks of bus stops serving two different transit lines and is within a short walk of the Sunnyvale Caltrain station, which connects riders directly to employment centers in San Francisco and San Jose.

Meridian is a 100% independent living community, however, there are some customized services for residents based on individual needs. Programs for residents will be based on the needs of the community and provided at move-in. Residents living in the IDD units will receive personalized services based on their assessed needs.

Rent control does not apply at Meridian, and there are a limited number of units with rental subsidies. Minimum and maximum income limits do apply. Portable Section 8 vouchers and other tenant-based rental programs are welcome.

Yes, however all income sources will be counted as household income. Income is based on gross household income of all household members.

No. All leases are a 12-month lease.
